- D-14 (2 weeks before move-in): Confirm with landlord — which water district serves the building? Is there a Meralco meter already (vs new connection)? Is fiber pre-installed? Get the barangay name and address you'll use for utilities.
- D-10: Check internet coverage at the address via PLDT, Globe, Converge, and Sky availability checkers. Decide which provider — fiber pre-installed = 2-4 week install; new line = 4-8 weeks. Apply for the slowest one first.
- D-7: Apply for Meralco new connection (5-7 business days). Apply for water if separate meter (7-15 days). Pay any utility deposits.

Two scenarios:
Scenario A — Building has a shared meter (common in subdivisions/condos): You don't apply directly. The condo/landlord pays the bulk water bill and you pay a per-unit share through the association dues or monthly billing. Confirm this BEFORE signing the lease — ask: "Per-unit submeter ba o shared building meter?" Some unscrupulous landlords pad the water rate well above utility cost.
Scenario B — You need a new individual connection:
- Timeline: 7-15 business days, depending on whether the mainline already reaches the building
- Connection fee: ₱500-₱5,000 depending on if mainline exists at the building (₱500 if yes, up to ₱5,000+ if new tap-in needed)
- Security deposit: ₱500-₱1,500 (refundable after account closure in good standing)
- Requirements: lease contract, valid ID, barangay clearance, plumbing diagram of the unit (landlord usually provides)
Heads-up on rates: Maynilad-served areas and MWSS districts can differ on per-cubic-meter rates by 30%+ in some tiers. Ask your landlord or future neighbor what their typical monthly bill looks like before you sign the lease.

Step 2 — Installation timeline reality check:
- Fiber already pre-installed in the building/subdivision: 2-4 weeks from application
- New line needed (post or underground pull): 4-8 weeks, sometimes longer in provincial areas
Step 3 — Costs to expect:
- Monthly plan: PH fiber starts roughly ₱1,500-₱2,500/mo for entry tiers (mid-range speeds), going up for higher speeds and bundles. Verify current prices on each provider's site — telco pricing rotates frequently.
- Installation fee: ₱2,000-₱5,000 (often waived during promo periods — ask before applying)
- 1-month advance: most providers bill 1 month upfront for new accounts
- Lock-in period: typically 24 months for entry plans; early termination fee can be ₱5,000+
Tip: If you'll be in the unit less than 12 months, ask explicitly about no-lock-in plans (sometimes called "month-to-month") — usually 20-30% more expensive monthly but no exit penalty.

- Where: Barangay hall where your new apartment is located
- Bring: Valid ID, lease contract or landlord-signed proof of residence, sometimes a recent utility bill (use the landlord's if yours isn't ready)
- Cost: ₱50-₱200 depending on barangay (some collect ₱30, premium ones ₱200)
- Time: 1 business day; many barangay halls process it on the spot in 30-60 minutes
- Validity: 6 months from issuance
Tip: Get TWO copies. One for Meralco, one for water (or internet, or work HR — you'll keep needing them). Photocopying later is fine, but a fresh certified copy is sometimes required.

The single most important hour of your entire lease is the inspection right after you get the keys. Document EVERYTHING with timestamped photos (your phone camera does this automatically) and send to your landlord via email or text the same day. This is your protection against deposit deductions for damage that was already there.
1. Test every faucet and drain
Turn on every sink, shower, and tub. Watch for slow drain, leak under sink, weak pressure. Flush every toilet — twice. Listen for whistling or running water after the flush completes.
2. Check the aircon (every unit)
Turn each aircon to 18°C and let it run 10 minutes. Cold air should be cold (not lukewarm). Check the drain outlet — water should be coming out. Inspect for water stains on the wall below.
3. Test every electrical outlet
Use a multi-tester (₱200 at any hardware store). Plug into every outlet — bedroom, kitchen, bathroom, living. Note which ones don't work. Test a phone charger as backup verification.
4. Test the water heater
If the unit has an electric heater (common in condos), turn it on and wait 5 minutes for hot water at the shower. No hot water after 15 minutes = broken heater. Note serial number and brand.
5. Check ceiling for water stains
Brown rings or peeling paint on the ceiling = previous typhoon leak. Photograph and flag with landlord. Ask if it's been repaired and when. Typhoons return every July-November.
6. Test door locks and check for rekey history
Open and lock every door with the keys provided. Ask landlord: "Has the main lock been rekeyed since the last tenant?" If no, request a 3-business-day rekey or change the cylinder yourself (~₱800 at any locksmith).
7. Check window seals and locks
Press around window frames — soft or rotting wood = leak risk. Test that every window opens, closes, and locks. Important on rainy-side facades.
8. Inspect existing damage on walls, floor, doors
Walk every wall. Photograph any holes, scratches, dents, scuff marks, peeling paint. Floor: chips, gouges, stains. Doors: dings, sticky hinges. All of this needs to be on record so it's not charged to your deposit later.
9. Test appliances if furnished/semi-furnished
Ref: turn on, leave 30 mins, check freezer is cold. Stove: light every burner. Microwave: heat water 1 minute. Washing machine: run a short cycle if practical. Note model and serial of each.
10. Smoke detector / fire alarm if present
Press the test button. If it doesn't beep, replace the battery or flag the landlord. Most residential units don't strictly enforce alarm requirements but it's worth a working one.
11. Check for signs of pests
Cabinets, under-sink areas, behind appliances. Roach droppings (small black specks), rat marks (gnaw lines), termite trails. Treat immediately or ask landlord to fumigate before you fully move in.

Take 30-60 photos. Compile into one email or messenger thread to the landlord on Day 0 with subject "Move-in inspection — [your name] — [date]". Get a reply acknowledging receipt. This thread is your insurance against deposit disputes.

Ref: buksan, hayaan ng 30 minuto, i-check kung malamig ang freezer. Stove: gumana ba bawat burner. Microwave: painitan ng tubig 1 minuto. Washing machine: subukan ng short cycle kung praktikal. I-note ang model at serial ng bawat isa.
10. Smoke detector / fire alarm kung meron
Pindutin ang test button. Kung hindi tumunog, palitan ang battery o i-flag sa landlord. Karamihan ng residential units hindi strictly nag-e-enforce ng alarm requirements pero mas mabuti kung may gumagana.
11. Hanapin ang mga senyales ng pest
Mga cabinet, sa ilalim ng sink, sa likod ng appliances. Ipot ng ipis (mga maliliit na itim na specks), bakas ng daga (gnaw marks), trail ng anay. I-treat agad o ipa-fumigate sa landlord bago ka tuluyang lumipat.
12. I-document LAHAT sa litrato + i-send sa landlord same day
Kumuha ng 30-60 litrato. I-compile sa isang email o messenger thread sa landlord sa Day 0 na may subject "Move-in inspection — [pangalan mo] — [petsa]". Kumuha ng reply na acknowledge ang receipt. Itong thread ang insurance mo laban sa deposit disputes.
